Asking Price and Sold Price: What East London Sellers Should Compare

Comparing your East London home with nearby listings? Asking prices show current seller expectations, while completed sales provide evidence of agreed transactions. Use both, but compare like with like. Get your free instant property valuation as a useful starting point before discussing your plans with Pacific Estates.

Asking price and sold price answer different questions

An asking price is the figure used to market a property. It may change during the listing and does not confirm what a buyer will ultimately pay.

A sold price records a completed transaction. HM Land Registry’s Price Paid Data contains sale prices submitted for registration in England and Wales. This makes completed sales useful evidence, but the headline figure still needs context.

Start with genuinely comparable homes

A nearby sale is not automatically a good comparison. For an East London flat, check:

  • the same building or a genuinely similar development;
  • bedroom count, internal space and layout;
  • floor level, outlook and natural light;
  • balcony, terrace or parking rights;
  • condition and standard of presentation;
  • lease and building information available to buyers; and
  • when the sale completed.

For houses, plot, layout, extension, condition and exact street position may matter. Avoid mixing clearly different property types simply because they share a postcode.

Use live listings to understand competition

Current listings show what buyers can choose from now. Review whether competing homes are newly launched, reduced, under offer or still available after a longer marketing period. Do not treat every advertised figure as proof of value.

Completed sales help you understand previous outcomes, while active listings help you see today’s competition. A sensible marketing discussion considers both, alongside the details of your own home.

Frequently asked questions

Should I copy the highest asking price nearby?

Not without checking whether the property is genuinely comparable and whether that price has attracted a buyer. The highest visible figure may not become the completed price.

Is a sold price enough to value my home?

No. It is one piece of evidence. Condition, layout, building costs, lease information, parking, outdoor space and the date of the transaction can all affect how useful the comparison is.

Is the instant valuation a guaranteed sale price?

No. An automated estimate is indicative. It is not a guaranteed sale price or a formal valuation for lending, probate or tax purposes.
